In its 24 September 2026 report, EdgeProp described a package of seven freehold strata Business 1 (B1) light industrial units at Tag A in Tagore Industrial Estate, marketed together with a ground-floor shop in Kovan. EdgeProp gave the total guide price as $21 million. The offer joins two different places, an industrial estate on Tagore Lane and a Kovan shop with sheltered access to the MRT station, so the setting of each part matters as much as the figures.
Spread over levels one, two and four, the Tag A units hold about 22,238 sq ft of strata area, and EdgeProp noted that every unit is leased to a varied mix of tenants. For this half of the offer, EdgeProp put the guide price at $17.8 million in total, about $800 psf on strata area; the units may be taken one by one or as a block, with the tenancies in place.
The estate side is described in building terms. Master Contract Services developed the units, which have 5.95 m between floors and a floor loading of 10 kilonewton per sq m. Among the occupier amenities, EdgeProp listed a 50 m infinity pool, an indoor gym and BBQ pavilions. Read by location, the Tagore Lane estate offers amenities within the compound, while the Kovan shop draws on the transit links and daily-needs facilities around it. The marketing agent told EdgeProp that freehold B1 strata industrial units seldom reach the market, since newer industrial schemes usually carry shorter leaseholds, such as 30 years.
Kovan is the second half of the offer. For the ground-floor shop, which measures 850 sq ft of strata area, EdgeProp reported a guide price of $3.2 million, about $3,764 psf. The owner was occupying it when the report ran, and a sale with leaseback is possible. As EdgeProp noted, there are no living quarters attached, so additional buyer's stamp duty does not apply. The frontage is wide and the floor plate is regular and free of columns, which leaves room to split it into two units or to try other uses, subject to approvals. Sheltered walkways lead to Kovan MRT Station, the Kovan Express Bus Terminal and the neighbouring market and food centre, and the agent said to EdgeProp that a ground-floor shop below $5 million makes a more approachable first step into commercial property.
Buyers from Singapore and overseas, whether investors, companies or owner-occupiers, may bid for either part. Expressions of interest for the Tagore units close at 3 pm on 29 October 2026, and for the Kovan shop at 3 pm on 19 November 2026, so the Tagore units reach their deadline first and the Kovan shop follows. The Tag A portfolio and the Kovan shop therefore run on separate timetables, even though EdgeProp presented them as one offer.
