B1 vs B2 Industrial Zoning in Singapore

Singapore's industrial land is split into B1 (light, clean) and B2 (heavier) zones. Generations @ Tannery is a B1 development, which shapes both who can occupy it and where it can sit.

What B1 permits

B1 (Business 1) zoning, defined by the Urban Redevelopment Authority, covers light and clean industrial uses: light manufacturing, e-commerce fulfilment, IT and software development, R&D laboratories, media production, precision engineering and ancillary office use. B1 activities must not generate significant pollution or require a nuisance buffer of more than 50 metres.

How B2 differs

B2 (Business 2) covers heavier industries that produce more noise, vibration or pollution — such as metal fabrication, car workshops and heavier manufacturing — and requires a nuisance buffer of more than 50 metres. That buffer requirement is precisely why B2 sites tend to sit further from residential areas.

Why B1 suits the city fringe

Because B1 uses are compatible with a 50-metre-or-less buffer, B1 buildings can be located close to residential and mixed-use zones — exactly the city-fringe position at 71 Tannery Lane. That versatility makes B1 well suited to technology companies, creative studios, logistics operators and professional-services firms seeking an owned workspace. See the permitted-use context on the project details page.
