Kallang Distripark: Investor Notes

Published

Bukit Sembawang Estates filed with the exchange on the evening of 16 October 2026 that it proposes to buy a 5.1ha portion of the 13ha Kallang Distripark site, EdgeProp reported on 17 October 2026. For investors who follow industrial land, the filing is a data point on how a large warehouse estate in city-fringe Kallang is being repurposed, and it comes with a clear set of conditions and specifications. The filing describes a proposal rather than a completed purchase, and the sections below separate what is agreed in principle from what still needs approval.

The Structure of the Deal, Seen From Generations @ Tannery

The agreement is a conditional put-and-call arrangement. The seller is Tropical Warehousing Co, owned by members of the Lee group of companies. Two conditions apply: shareholder approval at an extraordinary general meeting, where Lee-group entities and one director abstain, and in-principle approval from the Singapore Land Authority. The land has about 41 years left on its 99-year lease, which expires in 2067, and a fresh 99-year lease would need SLA in-principle approval through the surrender of the existing head lease.

What the Plot Is Planned to Hold, for Generations @ Tannery Followers

The scheme is mixed-use, with commercial space on the first storey, a 2ha public park, a 15m-wide waterfront promenade and new roads. The plot lies between the Kallang River and Pelton Canal, roughly 51,000 sq m in all and including a 24,905 sq m parcel. Permissible gross floor area is about 74,707 sq m at a gross plot ratio of 3.0, subject to approvals. The developer must design, build, complete and maintain the park, promenade and road works, and demolish certain warehouses and buildings on the land.

Planning Backdrop Around Generations @ Tannery

In August 2026 URA proposed amending the Master Plan to change the use of the entire privately owned Kallang Distripark industrial and warehouse site. The proposal covers three private plots, a 1.8ha reserve site, a 2ha neighbourhood park and added roads. The other two plots are largely freehold. Kallang sits about 5km from the city centre, near Geylang Bahru and Kallang MRT stations and the major expressways. Bukit Sembawang said the purchase diversifies its portfolio of projects, which EdgeProp listed as Luxus Hills, Seletar Hills Estate and Sembawang Hills Estate. EdgeProp also noted that the plot sits close to Geylang Bahru station, one of the two stations named in the filing.

An Investor Reading, With Generations @ Tannery in View

The reported facts give an investor three things to track: the two approvals that gate the transaction, the amended Master Plan zoning, and the obligations attached to the public park and promenade. The article does not describe how industrial space elsewhere in Singapore is affected, and this note draws no such conclusion. What it records is a single large site changing use, with dates, areas and conditions stated. Industrial space in other parts of the island follows its own zoning, lease terms and demand drivers, which is why the Kallang proposal is best read as one reference point and nothing broader.

Generations @ Tannery is a freehold B1 multi-user industrial development at 71 Tannery Lane in the Geylang Planning Area, District 13, with ramp-up and lift-served production units. The 12-storey scheme holds 54 production units and 5 industrial canteens on a 3,150.10 sqm site. Mattar MRT station is about a six-minute walk, and the project details page lists the specifications. The developer is Providence Estates (Tannery) Pte Ltd of Providence Group, and expected TOP is Q1 2029. The development has launched and units are on sale, and the price list is shared on request by the Sales Concierge.
