A $12.8M Changi Site: Four Takeaways

Published

EdgeProp reported on 6 October 2026 that 29 Changi South Street 1 is on offer at an indicative $12.8 million, with offers invited through an expression-of-interest (EOI) exercise that shuts at 3 pm on 13 November 2026. For anyone weighing an industrial purchase, the report reads as a compact fact sheet. The site lies in the Changi South industrial precinct and is zoned Business 2, the category for general industrial activity. Four of its facts do most of the work, and they are set out below as EdgeProp gave them.

Four Takeaways for Generations @ Tannery Readers

  1. The price is indicative and the deadline is fixed. EdgeProp gave $12.8 million as an indicative figure, and the window for offers runs to 3 pm on 13 November 2026. An EOI asks interested parties to submit an offer before a cut-off, after which the seller decides what happens next; in plain terms, it is the stage at which a seller gathers offers. EdgeProp also lists vacant possession, meaning no tenants in place.
  2. The tenure is a lease with a clock on it. According to EdgeProp, the JTC lease has roughly 30 years remaining. Remaining years is the number a buyer of leasehold industrial land meets first, because it sets the period over which the land can be used. A JTC lease means the land is held under a lease from JTC, so the remaining term is part of what is being offered.
  3. The land is larger than the building. EdgeProp reported 77,237 sq ft of regular-shaped land zoned Business 2 at a plot ratio of 1.0, while the existing two-storey factory-cum-warehouse measures about 49,693 sq ft, a plot ratio of about 0.64. Plot ratio is total floor area divided by land area, so a ratio of 1.0 on this land corresponds to floor area equal to the land area, and 0.64 shows the existing building to be smaller than that. The gap describes what the zoning allows against what the existing building holds.
  4. The price per square foot is a sum, not a report. EdgeProp stated no psf. Using its figures, $12.8 million divided by 77,237 sq ft of land is about $166 per sq ft of land area; that is a calculation for this post and says nothing about value or about any other industrial site.

The surroundings get a short mention in the report. EdgeProp cites access to Changi Airport and to Singapore's logistics and manufacturing ecosystem, and notes that the ongoing Changi East development, the airport's largest expansion to date, should strengthen the area's role as a logistics hub. The marketing agent describes the plot as having a practical layout for rebuilding into a new facility. The offer concerns industrial occupiers and owner-users looking for land with a building in place.

Generations @ Tannery Beside the Changi South Offer

Generations @ Tannery at 71 Tannery Lane is a separate property and a different kind of offer: a freehold B1 multi-user development of 12 storeys with 54 production units and 5 industrial canteens, about a 6-minute walk from Mattar MRT. Nothing in EdgeProp's report refers to it. The project details page lists the specifications.
